CREATING A PREMIUM 5 BEDROOM STUDENT HOUSE WITH PRIVATE GARDEN

A five-bedroom student house created from the disused basement of a Georgian terrace on North View, close to the university.

The lower ground floor had been used for storage and water tanks and had a damp, part-bricked-up lightwell to the rear. We opened it back up, rebuilt the lightwell with new retaining walls, fully tanked and insulated the basement, and put timber sash windows back into the original openings to match the building above. All of it was done under conservation officer approval.

Inside there are five double bedrooms (two with en-suites), a shared bathroom, a fitted kitchen and a lounge, plus a bin and bike store off the main hall. The whole flat is fitted out to HMO standard with fire doors, a linked alarm system and emergency lighting.

Out the back, the old concrete yard was cleared and turfed to give the house its own lawned garden – rare for this part of the city.
