What are the fees? (2027/28 academic year)
You will have to pay: Your rent plus a £200.00 refundable deposit. There are no hidden fees, no admin or holding fees. You just pay your rent and deposit and that’s it.

What is the cancellation policy? (2027/2028 Academic Year)
Since 1 May 2026, all tenancies (including student ASTs) became rolling/periodic — there's no more "fixed term." That means a student tenant can give two months' written notice at any time to end the tenancy, and it doesn't have to line up with the end of an academic year. There's no minimum period before a tenant can do this — a tenant can give notice on day one of the tenancy. Some key points to remember include:

  1. Notice must be in writing (letter, email, or text is fine) and must expire on a rent due date, or the day before it.
  2. The student has to keep paying rent for the whole notice period — they can't just walk away and stop paying.
  3. On a joint tenancy, if one tenant gives notice, it ends the tenancy for everyone in the house — so all housemates need to be aware.
  4. The two months can be shortened if you (the landlord) agree to a shorter notice — but you don't have to.

If you wish to cancel your contract before moving in this must be done in writing and the landlord must be alerted immediately so we have the best chance of refilling the room.
 
WHAT IS A DEPOSIT?
When both you and the guarantor sign the tenancy agreement you will be required to pay a £200 refundable deposit. We will only deduct money from the deposit should you not leave your room or the communal parts of the property in the same good condition in which you found them. Your deposit will be protected by the tenancy deposit scheme, MyDeposits – powered by Total Property – during your stay at the house and we will make every effort to return it to you within 10 working days of the last day of your contract.

How do I arrange a viewing?
You can either email us at info@apbproperty.co.uk or simply contact a member of the team on 0161 437 0516. We prefer to give our current tenants at least 24 hours’ notice of a planned viewing. A member of the team will take you around the property and answer any questions you may have. Whenever possible we do like to take your whole group around the property in one visit, this causes less disruption to our current tenants. We ask that you do not call at the property to request a viewing as we respect the privacy of our tenants.
We’ve had a viewing and really like the property, what's the next step?
We can arrange for you to have a look through the tenancy agreement. When you are happy you can sign up there and then, or we can make an appointment to suit you. Until we have a signed a tenancy agreement we will continue with viewings at the property and handle the property as still available to let.
What is needed to sign up FOR MY APB STUDENT PROPERTY?

2. Guarantor or legal guardian (someone who is willing to guarantee your rent)
3. Deposit (£200)
4. Bank details – an online bank transaction is the quickest and easiest way to pay your deposit/rent
What payment is required from me on signing the agreement?
You are required to pay a deposit of £200 by direct bank transfer. The deposit will be registered with the insurance based tenancy deposit scheme, MyDeposits. This is a requirement by law which is why we prefer the deposit at the time of signing.
What kind of agreement will I be signing and when does it begin?
You'll be signing an assured periodic tenancy — this replaced the old 'fixed-term' contracts as of May 2026. In practice it means there's no set end date. The tenancy just rolls on a month-to-month (or however often you pay rent) basis until either you or we end it properly, with the right notice. We would advise an end date of 30 June to coincide with the academic year.
When Does The Agreement Begin?
Your contract would run from 1st July until 30th June. If you do want to stay on for another year, as many of our students do, we write to our current tenants in early October giving you first option of staying. We would then end the tenancy using a proper ground under Section 8 — e.g. Ground 4A for end-of-year student possession — not just because the contract "expired," since it never does.
How do I arrange payment of utility bills?
You don’t have to do a thing. That’s the beauty of having all bills included in the rent – we sort it all out for you. On the day you move into the property we will take meter readings for gas and electricity. We will then monitor the energy usage throughout the year via an app called Hive. This allows us to control the heating in your house remotely. We work closely with our tenants to devise a heating schedule that works for them for when the heating comes on and switches off. Contractually each tenant is ‘allowed’ £15 worth of energy per week. This is used as a safety cap and in all likelihood, you won’t get near this amount.
What happens if I have any problems with my property once I have moved in?
Each property has its own house manual with full operating instructions for each appliance plus practical information on fire safety. You can also contact us with your problem and we will send round the relevant tradesmen.
